DEVELOPER'S DUE DILIGENCE

When a housing society plans to go for redevelopment, there are many confusions as to whether to go for regular redevelopment, self-redevelopment, etc. We assist the society to select the best feasible option which provides them with the maximum benefits. Many a times societies invite tenders from the builders, but are then confused in making the final selection. We carry on the due diligence of the builder which helps them make a better decision.   1. Report on the completed projects of the promoter. This also includes the details of whether the project was delivered on time or delayed. In case of delay, we provide the detailed study of reasons of delay.

  2. Report on the financial stability of the Promoter- This forms an essential part as this determines whether the builder is in a position to complete the project on time. This includes the study of the builder’s annual reports and financials.

  3. We also make an analysis of the team of promoter i.e., architects, engineers, staffs, etc about how competent and experienced they are.

  4. We also make a study of pattern of obtaining permissions from the planning authority.

  5. We conduct market survey about the goodwill of the promoter. We also approach the allottees of the past project of the promoter to understand their experience with the promoter.

 

ASSISTANCE IN INTEREST AND COMPENSATION CALCULATION

We assist the aggrieved allotees who have filed or are planning to file a complaint against the promoter by studying all the documents. We help them by with Interest & Compensation calculation which they are eligible to claim from the promoter as per the provisions of the RERA Act. We also guide them with all the possible recourses they can take to recover their compensation from the the promoter and well within the provisions of the act.

 

PROMOTERS COMPLIANCE CHECK

In order to ensure that the allotted property is free from any legal issues and the promoter is reliable, it is important to conduct a thorough due diligence. Our services include preparing a report on the status of the building approvals obtained by the promoter, which includes verification of premiums paid to the Planning Authority. We also prepare a report on the promoter's past records, including the number of completed projects and projects delivered on time. Our team studies the financial and taxation compliance of the promoter, including the study of the annual report. In addition, we provide a CERSAI report to verify whether there is any charge created on the property and obtain a search report to ensure that the legal title of the property belongs to the allotee and nobody else
